Everything on this site, including any report, screen, score or ranking we publish, is general information about our own business and our own view of the market. It is not financial, investment, legal, tax, planning or valuation advice, and it is not a personal recommendation to anyone.

Nothing on this site is an offer or an invitation to buy or sell any property, security or investment, or an inducement to engage in any investment activity. We are not authorised or regulated by the Financial Conduct Authority.

Take your own professional advice before acting on anything you read here. Your decisions, and their consequences, are yours.

Our research and reports

Some of what we publish is desk research built from third-party datasets, including Searchland, HM Land Registry, planning.data.gov.uk and local authority publications. Please read it for what it is:

• It is a desk screen, not due diligence. Constraint presence is reported without extent, planning history without decisions, and access without frontage quality. No site assessment we publish is a substitute for proper investigation of that site.
• Scores and rankings are judgements at a point in time. They compare options against each other on a stated method. They are not predictions, probabilities or guarantees of any outcome.
• Planning outcomes are inherently uncertain. Policy, housing land supply, designations and constraints all change, sometimes quickly. A position that was accurate on the date of a report may not be accurate when you read it.
• We do not warrant third-party data. We take reasonable care in compiling our research and we say where our figures come from, but we do not guarantee that it is accurate, current or complete.

Password-protected areas

Pages under /reports/ are restricted and are made available in confidence to named recipients. If we have given you access, please do not share the password or redistribute the content without asking us first. We may change or withdraw access at any time.

Intellectual property

The content of this site, including text, research, analysis, graphics and the Wheatsheaf Property name and marks, belongs to us or is used by us under licence. You may read it and print a copy for your own reference. You may not republish it, sell it, or use it commercially without our written permission.

Acceptable use

Please use the site lawfully. Do not attempt to gain unauthorised access to any part of it or to any server or account connected with it, introduce anything malicious, or place an unreasonable load on it through automated collection.

Links to other sites

Where we link to a third-party site or dataset, we do so for reference. We do not control those sites and we are not responsible for their content or their availability.

Governing law

These terms and any dispute arising from them are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
